Once, my assistant tech witnessed an apartment manager making childish faces at me behind my back as I justified our charges to her.

Multiples times I remember waiting months for payment.

And these same “managers” called me the same day for service!

  1. John, the timing couldn’t be better! I used to do a whole lot of commercial work and loved it, especially the big checks! My biggest job was a 30,000′ mall, once a year…But most of my eggs were in one basket, and I lost 25% of my revenue.
    I want to start marketing to churches immediately…just bought a list of 200 of them that are over 10,000sqft. How should I market to these?

  2. We have slowly added commercial carpet cleaning to our mostly residential carpet cleaning. The reason it has come so slowly is because we are so bad at marketing. Even joining your coaching club hasn’t helped. So I’m reaching out for help although I think your programs help a lot of cleaners, the problem is my many reasons for not implementing but I would still love to find something that would motivate me to action before I give up your coaching club.

  4. So how do u get at these respectable, 8-5 commercial accts and what special needs do they look for? I am in a small town are there enough opportunities for full time, day time commercial bus.? Is the profit margin comparable to residential? What is your marketing plan and how expensive? What is the monthly cost your comm. marketing plan? How long has it been tested? What is the the percentage of response? What is the convergence rate usually?

  5. John, I ride by office bldgs every day- how do I approach them to do business with me when Im just starting out with little monies but on times I do team up with a friend to complete jobs. Also, when doing commerical
    carpet, which system should I use because there are many.

  7. I just do not do well getting out and marketing to commercial clients. I always see that “no soliciting” sign and think, oops, I’m soliciting!
    on the other hand, I drove into a place today and signed them up in about 5 minutes … then I say why did it take me 10 years to do this?
    time was just right…

  17. I always struggle with the best way to approach Prop Mgrs. Do you think a targeted mail campaign or the old fashioned drop in visit is the most likely approach to get their attention? If you drop in, is it a good idea to leave behind a small gift? I always feel like I am disrupting them when I visit unannounced, but maybe that is just my own opinion that is keeping me from acquiring as many properties as I could. Thanks!

  19. Whats the best way to land commercial jobs? How do I get them into a contract? Most of the time they are looking for a one time clean. How do I get past the secretary? How do I find out who is the person in charge of the cleaning? Is there usually a specific person who handles this? How do I find out what their cleaning budget is?

  23. How are/did you target these commercial accounts? What specifically did you look for before walking in, and what did you leave behind?
    I have run across some commercial accounts that only want HWE, but they are usually on the 15th floor of some building, and will not allow a hook up to a truck-mount (liability reasons), for me I just cannot get excited about portable cleaning, especially when they respond with .10psf “seems a little high”. So I just walked away from those.
    What am I doing wrong, not being able to attract the “right” clients.

  24. Walked into most of the Denist offices in my area, cleaned a couple, and couldn’t land an account at the rest. The last one I went to wanted the floors stripped and waxed, they wouldn’t use me since I don’t wax floors.

    I have a couple of commercial accounts left from when I got started
    The others ones that I had was a head ache
    I can’t remember how i even came about getting the accounts
    So I would like to know about how to acquire commercial accounts

  27. What do I say to get to talk to the manager? I always have a hard time getting to them.

When I market for commercial accounts I use a flyer with the services I offer an email address and phone number for contact, the flyer I use I drop off at the front desk, I have found that it is the gate keeper’s job to route this information to the appropriate person because in most cases it is not the office manager. Is this a good approach to establish a first contact so when a follow up call is made it not necessarily a cold call.

  29. Right now we are a husband and wife team only. I take care of the office and my husband does the work. We have a few people we call on when there is to much work for just him to handle and they also work weekends for a couple of cleaning accts we have. My question is since neither my husband or myself are very good at sales is it a good approach to hire a sales person and how would you pay that person? Salary only, commission only or both?

  30. As with many, I haven’t had the intestinal fortitude to go door to door knowing 99% will say NO THANKS. I want to be a carpet cleaning business owner (and tech), not a door to door salesman. Any suggestions?

  33. If you read thru the comments it seems the biggest problem people have is actually doing what John says to do so why not put together a complete done for you program. I think if you did this it would actually make you more money because you could get paid each time a job is done.

  35. Do you have a formula on how often you would recommend cleaning service, based on business type, # of employees, type of foot traffic ect.

  37. I would like to know how to price a 37 000 Sq feet church !! This will be my first big commercial job!!!

    • Price it so you make money! I don’t know what your cost is. But it depends on how difficult the cleaning would be. For my company, we’d probably price is around 15 cents per square foot. But if it’s super easy to access, we “may” charge a little less for over 30k square feet.
